Use High-Quality Materials for High-Quality Roofs


The quality of the materials used by a roofing contractor on a commercial roof can impact the roof’s performance. Lower-quality materials can lead to decreased performance, lowered resistance to damage and shorter service life.


Be aware that not all commercial roofing contractors use the same types or quality of materials. In an effort to cut costs, some use lower-quality materials. When comparing roofing quotes from different roofing contractors, be sure to pay attention to the materials that are listed on the quote page.


A close examination of the quote sheet may reveal that some roofing contractors use thinner or lower-quality materials.


Common Commercial Roofing Materials


Here’s a list of some of the most common materials used on commercial roofs along with their strengths.


PVC (Polyvinyl Chloride) roofing. PVC is a versatile material that offers high flexibility and resistance to chemicals, ozone, UV light, punctures and tears.


TPO (Thermoplastic Polyolefin) roofing: A cost-effective single-ply roofing membrane that offers excellent performance.


Metal roofing: Durable and popular. 40 to 60 year service life.


EPDM (Ethylene Propylene Diene Monomer) roofing: Its low-cost, durability, high-elasticity and UV resistance makes it a popular commercial roofing material.


Liquid membranes: Flexible, highly-reflective and easy-to-repair. Excellent protection from the elements.


Modified bitumen APP and SPS: An asphalt modified with polymers or solvents that offers flexibility, impact resistance and excellent strength.


Built-up roofing (BUR): A continuous, semi-flexible roof membrane consisting of layers of saturated and coated fabrics, felts or mats, with alternate layers of bitumen. Excellent for demanding applications.


Insulation and cover boards: Deliver exceptional thermal performance on all types of commercial roofing.
